17 Avenue Road is a grand Victorian Property built in the 1890s which we have lovingly renovated to create a charming and characterful open plan modern home, perfect for enjoying time together with family and friends, or simply enjoying the many sights Norfolk has to offer, including beautiful seascapes and beaches. It is centrally located within walking distance to the beach and the town centre. The space
Introduction
17 Avenue Road is a large beautiful Victorian house built in 1890s. We purchased this home earlier this year to be our home from home, closer to the beautiful Norfolk coast and grandparents, and as a place to make lovely memories with our family and friends. We are delighted to share this beautiful home with our guests, and we look forward to welcoming you back.
The property has three floors, and we can cater for large groups, please get in touch with your requirements. There is also plenty of space on offer on the open plan ground floor with a formal lounge and a snug so that you can choose to spend quality time with your loved ones or enjoy your own pursuits.

Entrance Porch
On entering the House, you will find the storage space for shoes and coats - perfect for when you come back from a day at the beach or walk!

Entrance Hallway & Lounge
We have a beautiful hallway with original Victorian tiles leading to the lounge and kitchen to the left and up the stairs and dining room ahead.
We have a smart TV in the lounge which you can use to access all your entertainment platforms such as now TV or cast your phone and 3 large sofas for ample lounging. Double doors separate the lounge and kitchen making the downstairs very sociable and able to have different zones especially with the snug being at the back of the house.

Kitchen & Dining Room
We have a beautiful modern large kitchen with an island at the centre of the house, allowing direct access to the lounge on the front and dining room towards the other side. The kitchen has a large picture window to the covered outside dining area and views to the garden. The kitchen is fully equipped with everything you will need kitted out with integrated large fridge freezer, double ovens and grills, induction hob, microwave, dishwasher, and washer dryer. There is a central island lined with 2 breakfast stools.
Adjacent to the kitchen is the dining area, with a large, vintage wooden table making this a great space to socialise while not leaving out the master chef of the group! You can directly access the patio from the dining room and snug where you will find an extensive al fresco dining area.

Downstair wet room shower/cloaks for guests with mobility requirements or rinsing off a day in the beach

Snug
The snug TV room is a cosy and comfortable room where you can kick back, relax, and enjoy your favourite films and TV shows. Furnished with large, colourful sofas and a smart TV. We have a day bed which can be used for any guests with mobility needs.

Outside spaces
We have a covered dining area next to the kitchen and dining room with an outdoor dining table. We have a lawn area which now has a lush green lawn and a paved lounging area with seating to enjoy the sunshine. The garden is very private and great for sitting in in the evenings

First Floor – front of property

Bedroom 1 (sleeps 3) – Double bedroom with a triple bunk bed, with a double bed at the bottom and single bed on top
Bedroom 2 (seeps 3) – Large double bedroom with a double and a single bed with an ensuite
Bedroom 3 (sleeps 3) – Master bedroom with a king size bed and a walk in ensuite shower room. There is a tandem single bed that can be set up if required.
First Floor – back of property
Bathroom with a free-standing bath and shower over the bath
Bedroom 4 (sleeps 2) – double bedroom with a double bed
Bedroom 5 (sleeps 2) – double bedroom with a double bed and a wet room shower room

2nd floor
Bedroom 6 – large double bedroom with a double bed
Bedroom 7 – double bedroom with two single beds
Large bathroom with a walk-in shower and a free-standing bath with sea view

We provide a high chair and baby cot (please bring your own bedding)
